Understanding your Needs and Goals

Here are some of the questions you can expect to be asked by your Halliburton Homes Sales Associate. They help us to  further understand your needs, goals, and the current condition of your home:

  • Have you made an offer on another home yet? (We recommend refraining from making an offer on a new home until your current home is sold. This will ensure your strength through the negotiation process.)
  • When is the ideal time for you to move?
  • Is your condo association’s financial status healthy?
  • Are you aware of any special assessments affecting your condo association?
  • Have you made any recent improvements?

Our Market Awareness

You may call Jesse Halliburton (201.218.2685) at any time for a market condition update or simply request a report from your Halliburton Homes Sales Associate. This report will include a general overview including the number of homes available, pending sales, and sold homes in comparison to the previous year.

More importantly, we will give you specific sales data for your building and similar homes in your neighborhood. We then make the appropriate adjustments to give you the most accurate price to list your home at.

Steps to Selling Your Home

Pricing

Initial Walk Through

Jesse Halliburton and a sales associate from Halliburton Homes will meet with you to preview your home.

Follow up Meeting at a Halliburton Homes Office

  • Review the comparables and choose a sale price
  • Have questions answered about the market and its condition
  • Review a timeline of events associated with introducing your home to the market
  • Prepare you for the sale with detailed information so that you are aware of every step in the process
  • Sign a listing agreement if you feel comfortable

Condition

Staging Consultant

Schedule a time with Liza Rogala for a walk-through and proposal.

Home Improvements

If something needs to be repaired or painted, we will provide you with a quick estimate for your review. Based on your approval, we will schedule and complete the work.

Showing & Marketing

 

We understand that showing the home can be disruptive for an owner or a tenant. This is why we will take specific showing instructions from you to limit the interruptions.

Our Marketing & Management Proposal includes a detailed list of all the steps we complete to get your home sold.

 

Photographs

Cindy Halliburton, our resident photographer and managing Broker for our Halliburton Homes 254 First Street location, will shoot photos of your home in high resolution so that it shows its best through all marketing collateral.

The quality of the pictures is very important when trying to attract potential buyers.

Transaction

When partnering with Halliburton you can expect us to be involved every step of the way.

This includes recommending our resources list of professionals to the buyer to ensure a smooth transaction.

We will follow up with home inspection issues, if any, and provide estimates if necessary. You can also expect us to follow up with a buyer’s loan status to ensure they are financially capable of purchasing without delay.

Your Halliburton Homes salesperson will inspect and file the necessary paperwork with your township’s fire department for smoke detection, carbon monoxide detection, and presence of a fire extinguisher.
